Hyde Park Townhouse
Modern Townhome Renovation with Custom Design Details
This full townhome renovation was designed to modernize the space while preserving elements of its original character. The project included construction planning and permitting, structural adjustments, and comprehensive interior updates across all three levels to create a cohesive and refined living environment.
One of the most impactful structural improvements took place in the living room. The space was originally designed with a sunken floor, which interrupted the natural flow of the first level. The floor was raised and filled so the entire level could sit on one continuous plane, dramatically improving both circulation and visual openness throughout the main living spaces.
The kitchen was fully renovated with a warm, modern design centered around custom white oak cabinetry and natural materials. Marble countertops and backsplash surfaces bring brightness and elegance to the space, while a large black range hood creates a bold focal point. Thoughtfully designed cabinetry provides extensive storage, and a built-in bar area with custom cabinetry and glass shelving adds both function and architectural interest. Arched openings and soft curves throughout the layout reinforce the home’s architectural style while connecting the kitchen seamlessly to the surrounding living areas.
Throughout the first floor, new wood flooring was installed, complementing the natural tones of the cabinetry and creating a warm foundation for the open living space. The existing staircase was refinished to match the new flooring, and the dramatic two-story ceiling allows natural light to flow through the home while highlighting the preserved ceiling beams (vigas). These original beams were intentionally kept to maintain the cozy character and architectural personality of the townhome.
The primary bathroom was transformed into a spa-like retreat featuring a freestanding soaking tub positioned within a custom arched niche finished with herringbone tile. Venetian plaster walls add subtle texture and depth, giving the space a handcrafted, luxury feel. The bathroom also includes a large walk-in shower with warm tile finishes, terrazzo flooring, and a floating white oak vanity with modern lighting and fixtures.
The first-floor powder room was designed as a dramatic statement space. The room features an all-black design including black walls, a black toilet, and a striking floating marble sink weighing over 400 pounds. Paired with warm brass fixtures and sculptural lighting, the space delivers a bold contrast to the lighter tones used throughout the rest of the home.
Additional bathrooms were renovated with updated tile work, modern vanities, and refined finishes to maintain consistency in design across the house.
On the second and third floors, luxury vinyl plank flooring was installed to provide durability while maintaining a cohesive aesthetic. New knee walls were constructed to better define the upper-level spaces, and custom storage and closet systems were added to maximize functionality.
From structural improvements and layout updates to carefully curated finish selections, KohlerHaus coordinated every stage of the renovation—from planning and permitting through construction and final detailing—to deliver a thoughtfully transformed townhome that balances modern design with the warmth and character of the original architecture.
